The Apel Design studio conference room, used for project reviews

Development experience

Design informed by the responsibilities of ownership.

A discreet part of the Studio that connects property, approvals, architecture, building reality, and long-term operations.

An owner’s perspective

When decisions must survive approvals, construction, financing, and long-term use, design becomes more accountable, and more useful.

The Apel team’s experience as property owners and developers broadens the questions brought to a project: not only what should be designed, but what can be approved, financed, delivered, operated, maintained, and improved over time.

Within the Studio, that perspective strengthens Apel Design’s architecture, interiors, land use, and design-build work, keeping design decisions connected to what happens before construction and after occupancy.

Ownership sharpens the design questions.

Apel Design remains an architecture-led design studio. Development Experience gives investors, lenders, landowners, and project partners a focused place to understand the team’s owner-side judgment and its ability to connect decisions across the real-estate lifecycle.

Capabilities

The questions carried across the full cycle.

Property + opportunity

Site conditions, program, demand, constraints, due diligence, consultant needs, entitlement path, preliminary scope, timing, and risk.

Approvals + team

Land use, agency process, architecture, engineering, civil, survey, environmental, legal, financial, and other responsibilities organized clearly.

Design + delivery

Architecture, interiors, systems, cost, constructability, procurement, schedule, contracts, field questions, quality, and close-out kept connected.

Operations + learning

Property-operations feedback brings maintenance, durability, resident or guest experience, turnover, service, and long-term performance back into future decisions.

How we work

See the whole cycle without blurring the roles.

1

Evaluate

Clarify property, program, opportunity, constraints, approvals, studies, financial questions, team, schedule, and decision thresholds.

2

Structure

Define ownership and consultant roles, project scope, agreements, responsibilities, milestones, information, and review processes.

3

Design + coordinate

Advance land use, architecture, interiors, engineering, approvals, cost, constructability, procurement, and field planning together.

4

Operate + learn

Follow performance after completion and carry practical lessons about use, durability, service, and maintenance into the next project.

A strong fit for

Serious conversations that require more than a portfolio image.

  • Investors and lenders evaluating team depth
  • Landowners considering a development path
  • Owners needing design and predevelopment judgment
  • Projects connecting architecture, construction, and operations
  • Qualified discussions requiring project-specific documentation

Questions

Useful answers before we begin.

How does development experience relate to the architecture practice?

Apel Design remains architecture-led. Development experience adds owner-side judgment about feasibility, approvals, delivery, risk, operations, and the long-term consequences of design decisions.

What can investors or lenders review?

For a qualified project discussion, the team can identify project-specific roles and available materials, subject to confidentiality, ownership permissions, and verification before reliance.

Does this page offer an investment or guarantee project performance?

No. It is a description of experience and perspective, not a securities offering, financing commitment, approval guarantee, or promise of investment results.

Capacity + technology

A small senior team, working at a scale that usually requires a production floor.

Apel Design is deliberately small. Cutting-edge BIM is what makes that possible on large projects: every critical detail is personally overseen by the people who designed it, so each project is a piece of craft rather than a drafting production run.

Every detail seen by the people who designed it

On a large drafting-production team, a critical detail is drawn by whoever is available. Here it is drawn by the people responsible for the design. Nothing is delegated to someone who has not stood on the site.

BIM as the reason a small team can work at scale

Building Information Modelling lets a small, senior team coordinate a large project without a production floor. The model carries the coordination that would otherwise require dozens of people reconciling drawings by hand.

Clash detection before the field finds it

Structure, mechanical, plumbing and architecture are coordinated in the model. Conflicts surface during design, when they cost a revision, rather than during construction, when they cost a change order.

Documentation without production-house pricing

The same technology that allows a small team to handle large projects also removes the overhead of a large drafting department. Clients get senior attention on every sheet without paying for a production floor.

Scale is not limited by headcount

1,100+ completed projects across more than thirty years, including multifamily, affordable, senior living, hospitality and commercial. Project size has never been the constraint.

One model, from design through construction

Because the studio carries its drawings through construction, the model is not handed off at permit. It continues into construction, where it is used to sequence and verify the work.
