Scope definition

Design-Build · Preconstruction
Preconstruction for custom homes, renovations and development work, connecting scope, documents, constructability, cost, sequence, procurement and the realities of the site.

The idea
The quality of a build is often determined in the months when scope, information and responsibility are being defined. Early coordination exposes gaps while options remain open.
Apel Design brings design and field knowledge into the same conversation, helping the owner and project team see how drawings, site access, consultant work, materials, procurement, budget and sequence affect one another.
Knowledge + experience
The preconstruction scope is tailored to the project, with priorities made visible to the owner and team.
Program, assumptions, exclusions, responsibilities, consultant needs and decision milestones.
Architectural and consultant information reviewed for coordination gaps, ambiguity and buildability.
Cost conversations, allowances, alternates and value decisions tested against the design intent.
Approvals, long-lead decisions, site access, demolition, temporary work and trade dependencies.
Critical materials, equipment, custom fabrication, samples, shop drawings and lead times.
Open questions and project-specific risks recorded, assigned and resolved rather than buried in meetings.
Selected work
Completed work and construction in progress reveal why early coordination matters.
The path
Confirm scope, team, information, assumptions, constraints and owner priorities.
Review constructability, access, sequence, systems, materials and cost-sensitive decisions.
Resolve alternatives, allowances, procurement priorities and responsibility for outstanding work.
Bring documents, schedule, selections and team communication to a construction-ready level.
Questions
Ideally during design development, before major systems and material decisions are locked and well before construction pricing becomes the only feedback mechanism.
No. A bid is a price at a moment in time. Preconstruction is a coordinated process that tests the scope, information, assumptions, sequencing, procurement and risks behind that price.
Licensed construction is provided by Creative New Dimension Inc, California B 1056632, in conjunction with Apel Design for Design-Build. The project agreement defines the responsible parties and scope.
One continuous thread
Site engineering, approvals, documentation and building systems all constrain each other. On our projects they are resolved together, by one team, rather than handed between consultants.
