The idea
Construction brings design, engineering, labor, materials, access, weather, inspections, procurement and money into the same daily environment. Small unresolved interfaces can quickly become expensive or visible.
Apel Design keeps a direct line between architectural intent and field information, with construction responsibilities assigned through the appropriate project agreements and licensed entities.
Knowledge + experience
Depending on scope and delivery structure, coordination can address the following project responsibilities.
Milestones, subcontractor sequencing, site logistics, access and dependencies between scopes.
Budget tracking, invoices, change information, allowances and owner decisions organized around current information.
Selections, lead times, purchasing coordination, delivery, storage, samples and shop drawings.
Design-team responses, field questions, city and deputy inspections, and specialty coordination.
Mockups, key details, installations, punch observations and visible alignment with the design intent.
Current drawings, submittals, meeting decisions, photographs, open items and responsibility tracked in one working system.
Selected work
The value is found in both the process and the finished result.
The path
Confirm agreements, documents, baseline scope, schedule, reporting and lines of responsibility.
Bring trades, consultants, materials, inspections and owner decisions into the active sequence.
Record changes, costs, questions, approvals, site observations and current information.
Complete inspections, punch work, turnover information and final coordination.
Questions
Apel Design is the architectural and design company. Architecture is performed in association with Michael B. Maclaren, AIA. Licensed construction is provided by Creative New Dimension Inc, California B 1056632, in conjunction with Apel Design for Design-Build.
Yes. That is often where it has the greatest value, because scope, constructability, cost, sequence and procurement can influence design before work reaches the field.
No. The agreement should define the delivery structure, responsible entity, authority, reporting and exact management or coordination scope for the particular project.
One continuous thread
Site engineering, approvals, documentation and building systems all constrain each other. On our projects they are resolved together, by one team, rather than handed between consultants.
