Program + feasibility
Organizing residential and commercial uses, access, visibility, service, parking, and circulation so the project reads clearly and operates well.

Mixed-use design
Mixed-use architecture in Los Angeles and Southern California, connecting housing, retail, and community program on urban infill sites.
Why this matters
A mixed-use building succeeds when the uses it holds actually work together, not just alongside one another.
Apel Design’s mixed-use work organizes housing with retail, community, and shared program on constrained infill sites. Ground-floor activation, resident privacy, and street presence all have to be resolved as one architectural decision, not layered on after the fact.
The studio’s residential and interior experience is especially relevant here, since most mixed-use buildings ask people to live directly above or beside active commercial space.
Capabilities
Organizing residential and commercial uses, access, visibility, service, parking, and circulation so the project reads clearly and operates well.
Separating and connecting residential, commercial, service, and shared functions within a coherent building.
Storefronts, entries, signage, lighting, and material character that give the ground floor its own identity.
Privacy, acoustics, circulation, and daylight resolved for the people who live above or beside active commercial use.
Selected evidence
The work below comes directly from our portfolio. We identify projects by name and city or neighborhood where appropriate; private street addresses are not published.
How we work
Understand the residential and commercial program, site, budget, schedule, and operating requirements.
Resolve access, circulation, visibility, adjacencies, and the interface between residential and commercial uses.
Build a recognizable architectural and street-level identity around the concept.
Coordinate technical decisions, consultants, documentation, and building knowledge.
