The idea
Grading, drainage, retaining, septic or sewer, water service, power, and fire access are not details resolved after the design. On a hillside or coastal site they set the buildable envelope, the pad elevation, the driveway slope, and often the entire massing.
Apel Design coordinates civil engineering alongside the architecture from the first site study, so the drawings that reach plan check already reconcile the building with the ground it sits on and the services it needs.

The path
Establish existing conditions, topography, boundaries, easements and existing service locations.

Civil engineering is performed by licensed civil engineers of record. Apel Design coordinates that work alongside the architecture and manages the interfaces between civil, structural, geotechnical and the building design.
Slope, soil, drainage and the absence of sewer service in many areas mean the civil constraints often determine the pad location, the building footprint and the achievable square footage before the architecture begins.
