The idea

Most projects are won or lost below the finish floor.

Grading, drainage, retaining, septic or sewer, water service, power, and fire access are not details resolved after the design. On a hillside or coastal site they set the buildable envelope, the pad elevation, the driveway slope, and often the entire massing.

Apel Design coordinates civil engineering alongside the architecture from the first site study, so the drawings that reach plan check already reconcile the building with the ground it sits on and the services it needs.

Does Apel Design perform civil engineering directly?

Civil engineering is performed by licensed civil engineers of record. Apel Design coordinates that work alongside the architecture and manages the interfaces between civil, structural, geotechnical and the building design.

Why does civil work matter so much on Malibu and hillside sites?

Slope, soil, drainage and the absence of sewer service in many areas mean the civil constraints often determine the pad location, the building footprint and the achievable square footage before the architecture begins.

When should civil engineering start?

At feasibility. Survey and preliminary grading and drainage strategy should inform the first massing studies, not follow them.

Can you coordinate septic where there is no sewer?

Yes. Onsite wastewater treatment feasibility, percolation testing coordination and leach field siting are routine parts of the work on unsewered sites.
