Local perspective

The lot is small, the neighbours are close, and that is the whole design problem.

Beverly Grove is not a hillside and it is not the coast. It is a grid of narrow flat lots between Beverly and Melrose, where a house is built to within a few feet of the one beside it and every decision about light, privacy and parking is made in that gap. Setbacks, side yards, height limits, garage access and the way a second storey looks from the pavement decide the design here far more than the view does.

That is a specific discipline, and it is one this studio has practised more here than anywhere else in the portfolio. The work in this neighbourhood runs to twenty-five projects, on Kilkea, La Jolla, Laurel, Harper, Colgate, Maryland, Fifth, Drexel, Orlando, Sierra Bonita and Sweetzer.

How we work

One studio, connected from early study through the finished place.

Apel Design can begin with a site, an existing building, a feasibility question or a clear creative ambition. The team brings together architectural design, planning and entitlement experience, interiors, consultant coordination, preconstruction and field knowledge according to the needs of the project.

Architecture is performed in association with Michael B. Maclaren, AIA. Licensed construction is provided by Creative New Dimensions Inc, CA General Building Contractor, Class B, CSLB #1056632, in conjunction with Apel Design for Design-Build.

Questions

Building in Beverly Grove.

What makes building in Beverly Grove different?

The lots are small, flat and close together, so side yards, height limits, garage access and the overlooking of neighbours decide the design early. A scheme that ignores them gets redrawn at plan check, which is the expensive place to find out.

Can a house here be rebuilt rather than remodelled?

Often yes, and the choice is usually settled by what the existing structure is worth keeping, what the zoning allows, and how the two compare once the drawings are honest about both.

Who performs the architecture?

Architectural services are performed in association with Michael B. Maclaren, AIA.

Do you build as well as design?

Licensed construction is provided by Creative New Dimensions Inc, CA General Building Contractor, Class B, CSLB #1056632, in conjunction with Apel Design for Design-Build.
